The geology under Kent and what it means for your borehole

Kent has four aquifer settings that decide how a borehole is drilled. The Chalk Group of the North Downs and East Kent is the main one. BGS and the Environment Agency define the Chalk study area as roughly 120 km by 30 km, running from Guildford in the west to the east Kent coast and the Thames Estuary. It is unconfined at outcrop across the Downs at Westerham and Knockholt, through the Medway gap at Detling and Hollingbourne, past Charing and Wye, and on through Canterbury, Barham and Elham to the coast at Dover and Deal.

South of the Chalk sits the Lower Greensand Group: the Hythe Formation, the Kentish ragstone, and the Folkestone Formation. It forms the ridge that Sevenoaks, Maidstone, Ashford and Folkestone are built on. The Environment Agency classes the Folkestone and Hythe Formations as Principal Aquifers and the Kent Greensand as a Drinking Water Protected Area. Between them lie the Sandgate and Atherfield Clay Formations, which BGS describes as a leaky aquitard: layers a borehole passes through or cases off rather than targets. North of the ridge, the Gault Clay seals the greensand beneath the Chalk and puts it hundreds of metres down.

In the Weald the picture changes again. Around Royal Tunbridge Wells, Goudhurst, Cranbrook and Hawkhurst, the Tunbridge Wells Sand and Ashdown Formations of the Hastings Beds are secondary aquifers of variable output, so yield rather than depth is the limiting factor and siting and test pumping matter most. Across the Low Weald at Tonbridge, Headcorn, Smarden and Edenbridge, the Weald Clay is not a productive aquifer in its own right and the borehole has to be taken through it into a sand beneath. On Romney Marsh water sits shallow in the Denge Gravels, a Drinking Water Protected Area where every site needs testing before any promise is made.

Filtration, treatment and borehole maintenance in Kent

Kent groundwater is generally good, but it almost always needs some treatment. Water from the Chalk is hard. BGS and Environment Agency baseline work records that groundwater reaching equilibrium with the chalk matrix has typically high total hardness and high calcium concentrations, with calcium and bicarbonate the dominant ions. Under farmed downland, nitrate is the one to watch: the same work names nitrate as the most significant pollutant of groundwater in England and Wales, with agriculture the major source. Where the Chalk is confined beneath the Palaeogene cover in north Kent, nitrate falls away but iron and manganese rise.

On the greensand the chemistry is different. BGS describes Lower Greensand groundwater as mainly a calcium-bicarbonate type and fresher than water from most other UK aquifers, but notes the aquifer has little carbonate cement to buffer acidic infiltration, so pH can sit low and iron and manganese are the realistic treatment issue. Similar behaviour is expected in the Wealden sandstones around Royal Tunbridge Wells, a district known for iron-rich water since the chalybeate spring on the Pantiles was found in 1606. Treatment is specified from the actual sample: sediment filtration, iron and manganese removal, pH correction, limescale reduction and UV disinfection.

Maintenance keeps a borehole working. Pumps, pressure vessels, controls and UV lamps all have service intervals, and filter media and cartridges need changing on a schedule set by the water quality, not by guesswork. Gusbourne is at Kenardington Road, Appledore, Ashford (TN26 2BE). Balfour Winery, at the Hush Heath Estate, is at Five Oak Lane, Staplehurst (TN12 0HT). WineGB counted 1,158 UK vineyards in 2026, up 4% on the year before. An irrigation borehole is designed around peak demand, not average demand. A soakaway borehole disposes of surface water by drilling through poorly draining ground into a permeable formation beneath it. It is the answer where a percolation test fails and a conventional trench soakaway will not work. In Kent that is common on the London Clay along the Thames and Medway estuaries and the north coast, on the Weald Clay across the Low Weald, and on any site where a high water table or a thin permeable layer defeats shallow drainage. Deep soakaway boreholes are also caught by the borehole notification duty described below.

Off grid solutions are the other half of this work, and they are about water rather than heating. Where a property is a long way from a mains electricity connection, a borehole can run on a solar-powered down-hole pump. Solar panels feed a controller and a submersible pump, which lifts water into a storage tank through the daylight hours; the tank then supplies the property, usually through a booster set. Remote cottages, livestock troughs, field water and smallholdings across the Kent Downs and the Weald are the usual applications.

Sizing an off grid supply is a matter of daily volume, lift height and how many days of storage the site needs to ride out dull weather. Do you need a licence to drill a borehole in Kent?

Most single-household boreholes do not need an abstraction licence, but many farm and irrigation boreholes do. GOV.UK is explicit: if you plan to take more than 20 cubic metres (20,000 litres) a day, you are likely to need an abstraction licence from the Environment Agency. Abstraction of 20 cubic metres or less a day is exempt, provided it is part of a single operation. If you abstract from the same source at more than one point, the exemption only applies if the combined total of all the abstractions is 20 cubic metres or less a day.

In practice the line falls between domestic and commercial use. A single house rarely comes near 20 cubic metres a day. Farms, commercial irrigation, sports grounds, golf courses, nurseries, glasshouses and multi-property estates frequently pass it. The licence types are full, transfer, temporary and impounding, and a temporary licence covers taking more than 20 cubic metres a day over a period of less than 28 days. Expect scrutiny in Kent: BGS and the Environment Agency have described the North Downs Chalk as heavily committed with respect to abstraction licences, with little scope for extra development.

Two other duties apply. Section 198 of the Water Resources Act 1991 requires anyone sinking a well or borehole intended to reach more than fifty feet below the surface to notify UKRI before starting, to keep a journal of the strata passed through and the levels at which water is struck and rests, and to send the record in on completion. BGS states the duty as boreholes of 15 metres or more, and says that where a drilling contractor is engaged, depositing the record is the contractor's responsibility. Private water supplies in England are separately regulated by the local authority under the Private Water Supplies (England) Regulations 2016, which require risk assessment, monitoring and sampling.
